What deposits are needed?
If you are self-qualified or have a guarantor, no deposit is needed. You may opt in to LEAP a 3rd party guarantor service, please contact our office for more information on this qualification method.
Are there application and admin fees?
Yes, a $65 application fee and a $100 administration fee.
Is renter’s insurance required?
Yes, you are required to have renter’s insurance.
How do I pay my rent?
You can pay rent online on our Resident Portal found on the upper right hand corner of our website.
What if I need maintenance?
Feel free to call our office or place work orders online. Please be aware after-hours maintenance is only for emergencies.
Do the apartments have a washer/ dryer?
Yes, all our apartment homes have a washer/dryer.
Do I have to pay for parking?
No, you will receive a free parking permit at move in. Reserved spots are available upon request.
Is the community pet friendly?
Yes, we accept cats and dogs. Please contact our office for weight and breed restrictions. All pets must be registered at https://forestlake.petscreening.com/.
Can I re-let my apartment?
Yes, please contact our office for more information.
Are your apartments furnished?
Yes, all our apartment homes are furnished.
Can I pick who I live with or do you assign roommates?
You may request roommates, but we can’t guarantee all requests can be completed. We offer roommate matching if you don’t have roommates in mind.
Are we allowed visitors?
Yes, for up to 3 nights. Please ensure they use visitor parking!
Do you offer short-term leases?
Yes, please ask the Leasing Office for more details.
Are there bike racks?
Yes, there are a few bike racks located throughout our community.
Are you on the BullRunner route?
No, but we are on the HART route! HART rides are free for USF students.
Starting Fall 2025, our community will have a direct Forest Lake to campus shuttle with hourly direct drop offs to campus!
Do I have to be a student to live here?
No, anyone who meets our rental requirements is welcome to join our community.
Do you have package lockers?
Yes, our community has a 24-hour package locker system.
